New Tiny House Villages in Oregon to Offer Priority Placement to Homeless LGBTQ Community

 


Often forgotten in the struggle to house homeless people are LGBTQ citizens. But that is changing in thanks to a nonprofit called WeShine that is close to finishing a tiny house village at a church parking lot in the Parkrose neighborhood of Portland, OR.


The Portland-based nonprofit, founded only last year, has an ambitious plan: build 10 tiny house villages in 10 different neighborhoods, each with a maximum capacity of 12 residents. Each village will offer pods to specific groups most likely to slip through the cracks of homeless outreach, and each will be outfitted with kitchenettes, restrooms and showers.


WeShine has had particular success so far with churches. Parkrose Community United Church of Christ is the location of the village close to accepting residents.


One barrier the nonprofit seeks to circumvent is obtaining a commercial permit for the Parkrose village’s other planned amenities: a shared kitchen, restrooms and showers. It’s meeting with the city’s Bureau of Development Services this week to discuss.


Once all the details and permits are completed, Weshine may have another problem, albeit, a good one. Some Weshine members think they will get to a point where the churches are competing with each other to have villages. The Archdiocese of Portland has already shown an interest and they own a lot of land in the Portland area.

A Tiny House Initiative in Maine Helps Teens in Foster Care

Were you ready to be out on your own at age 18? No one is, really. Yet, if you are a Maine foster child, that’s what’s expected of you.

How do you find an apartment? How do you buy a vehicle? How do you get utilities connected? How is all of this funded? How do you open a bank account?


These are all questions that Ashley Pesek, a foster mom of teenagers, and Jessica Valdez, executive director of Community Compass, have gotten from Blue Hill Peninsula teens who have been separated from their families of origin.


To help adolescents on the peninsula, Pesek, with help from Community Compass and its donors, had a tiny home installed on her property for her adolescent foster children to use as a private residence once they turn 18 and prepare to leave her nest.


The tiny house, installed in October 2020, has been used by two young people already.


The Peseks’ foster daughter, Crystal, was the first to use the tiny home after giving birth. She’s now out working and living on her own with her child in an apartment.

An Oregon Rotary Club is Building a Reputation as Tiny Home Builders

When the topic of homelessness comes up in Medford, OR, most people in town think of Hope Village, a Medford transitional living site run by the shelter and housing group Rogue Retreat. Hope Village has 34 tiny houses already. Each one is designed to pair up with another house, forming miniature duplexes.


They’re not professional home builders, but volunteers from the Medford Rogue Rotary Club are putting the finishing touches on four tiny houses for homeless people to be added to Hope Village.

“For us non-contractor-type people, this was a big project,” club member Rick Clark said Thursday as those around him painted trim and siding, cut wood and drilled front porch floorboards into place. “We’re all hackers and do-it-yourselfers at home.”


Rotary members started building the four tiny houses back in February without knowing exactly how long it would take.


One of the most amazing things about these four homes is the expertise these backyard builders bring to the project. They’re building them with people in mind instead of just having a factory build them where these four homes would have just part of the production line.


The amateurs have had some help from the pros.


Andy Batzer of Medford-based construction company JB Steel drew up plans for the tiny houses. Bill Thorndike of Medford Fabrication donated the use of a warehouse-sized building so the volunteers could build while protected from the weather. The building comes equipped with a crane the volunteers used to lift roofing materials into place.


To make sure the roofs don’t leak, a pro is installing flashing to direct water away from joints.


Companies donated materials or provided discounts, and the volunteers pitched in some of their own supplies along with their time.


All the cooperation means the Rotary club has spent about $20,000 to build all four tiny houses, rather than the $90,000 to $100,000 it would normally cost, Clark said.


Each house is well insulated and comes with wiring so a person living there can run a heater. Solar panels power the low energy-use basics such as lights and cellphone charging. A loft provides storage, and windows in the small living room/bedroom area let in the sunlight.


The tiny houses don’t have bathrooms or kitchens, but Hope Village has shared facilities for cooking, bathrooms, showering, and laundry.

Tiny House Movement Might be Here to Stay


Tiny houses have been in the limelight, and it’s become a serious movement since before the pandemic hit. Small living is now totally in vogue.


The philosophy of the movement rejects more spacious lodgings in favor of a paired down, more efficient living. Builders of tiny houses will tell you that what makes the lifestyle so attractive is affordability, efficiency, minimalism, eco-friendliness and the multi-functional capabilities that make for decreased maintenance costs.


Many home buyers are renouncing big residences, downsizing space and obsessing with the ideology that less is more. People are becoming passionate with the aesthetic of those little structures and embracing the minimalist house approach, which is more than just living in a small space.


There’s plenty of online data supporting the tiny movement. The most logical is financial independence, coupled with the desire for more personal freedom. These charming, gorgeous, state-of-the-art built utopian dwellings are attracting a large sector of the population. They’re truly one of a kind with beautiful, custom built craftsmanship.

Habitat For Humanity's Newest Affordable Home Only Slighter Larger Than a Tiny House

Dorsey Village has two new residents and a pair of freshly completed, adorable kinda-tiny homes. Situated at the bottom of New Hope Drive’s steep hill in the Athens Georgia Area Habitat for Humanity-built community, the houses represent a new model of affordable housing suited for Athens-Clarke County’s unique challenges.

Habitat leadership and volunteers, private builders and other contributors to the project joined Mayor Kelly Girtz and the public on Apr. 26 to dedicate the houses. In addition to hosting open houses, homeowners Faye Hill, a retired housekeeper at Piedmont Athens Regional Hospital, and veteran Nicholas Floyd were presented with their keys. 

“It’s my very first home. This is a very, very special day for me,” Hill said. “I’ve been blessed.”

He and Floyd’s new houses are unique in multiple ways. Not only are they among the few Leadership in Energy & Environmental Design (LEED) homes sold in Athens-Clarke County, they mark one potential solution to the lack of affordable housing plaguing Athens.

Limited land resources and soaring rents on traditionally-sized houses leave Athens’ working class without homeownership options, said Habitat’s executive director, Spencer Frye, who is also a state representative. He and his colleagues designed the project to take advantage of a loophole in Athens’ zoning policy: Homes in single-family neighborhoods must be at least 1,000 square feet, but those in multifamily zones have a minimum of 600 square feet, allowing for “kinda tiny” homes. Thus, 190 and 195 New Hope Drive are each between 700 and 800 square feet—more than the 500 square feet or less in truly tiny homes, but significantly smaller and more efficient than traditional homes.

“I really wanted to show two things. Number one: We can build small houses, and they look good, and they feel good. Number two: We should be able to choose our own sizes and get rid of these policies that stop smart development from happening,” Frye said.

Habitat has advocated ridding Athens of its zoning policies, which Frye considers vestiges of segregation, for years. Girtz’s task force on the subject, the Inclusionary Housing Working Group, is making progress. Just last month, the first phase of their effort to develop inclusionary zoning was unanimously passed by the Athens-Clarke County Commission. The amendment implements rewards for developers of multi-family residential projects who have units designated for affordable housing. 

“Getting a mayor and commission that understands the importance of the work that we’re doing and is willing to take the steps to look at the codes that preclude cost manageable housing in this community has been a lifetime achievement for me,” Frye said. “The inclusionary zoning rule they just passed—we asked them to do that almost 20 years ago. We finally got people elected that could do it. That’s why I’m so excited.”

Girtz attested to his pleasure at kinda-tiny homes in his speech at the dedication. He said the Inclusionary Housing Group is currently working on the second phase, which involves unique models like tiny homes and how to incorporate them into single-family neighborhoods. Code updates could be completed by late 2022.

“We really need to bring as many tools to the table as possible to increase opportunities,” Girtz said. “I’m glad to see Habitat innovating and finding some different models for residential life in Athens.”

Though the project yielded two charming, environmentally sustainable and fully functioning homes, construction was not smooth sailing. COVID-19 and supply chain hiccups caused significant delays. And because of Habitat’s global policy of no volunteers on-site in response to COVID-19, the homes were finished by private builders.

Terre Haute Council Approves Tiny House Homeless Veteran’s Village


More cities across the country are amending their zoning codes to allow smaller homes within their city limits for sheltering the homeless. 



The Terre Haute, Indiana, Board of Zoning Appeals approved changes to allow the construction of six tiny homes to be constructed at 2134 N. 23rd St. The dwellings, targeted for homeless veterans, would also use property to the north along Maple Avenue as a park area and as possible expansion ground in the future.

The zoning appeals board Wednesday approved a variance sought by the Terre Haute Area Association of Realtors to allow the tiny homes to be 360 square feet, down from the required 512-square-foot minimum, and allowed the homes to be 15 feet wide instead of a minimum of 23 feet wide.


The homes will be 15 feet wide by 24 feet long (360 square feet) with a 15-foot- by 6-foot covered porch.

Hungarian Company Designs Unique Prefabricated Village - with video

Enjoy the luxuries of modern living while being closely connected to nature- this seems to be the philosophy behind most off-grid tiny cabins that are popping up in all parts of the world. Some of them have wide open spaces, while others are made almost entirely of glass. This new tiny house was meant to resemble a rock in both shape and color so that it could blend with the natural surroundings and almost “disappear” from afar.

There are actually six of them – the Rock Cabins are the latest project unveiled by Hello Wood, an off-grid living company that builds temporary custom dwellings. This time, it was responsible for the design and the construction of the six rock-shaped cabins, together with Treehouses, a well-known cabin builder.

This unique cabin resort is located in Csoromfolde, a former farmstead in Hungary known for its breathtaking views and magical atmosphere. Inspired by the wonderful runestones, these tiny houses are a mix of modern architecture, luxurious comfort, and sustainable living.

According to Hello Wood, they are easily pre-fabricated so that on-site construction work is kept to a minimum. They can also easily be moved anywhere else, as simple as you would move “hay bales on the land.”

Boxabl Has Now Raised Over $74 Million From Retail Investors

Recent rumors suggested that Musk’s primary residence was a prefab house manufactured by Boxabl. It turns out, however, that the $50,000 foldable house is actually being used as a guest house.

What is Boxabl?

Boxabl is a rapidly growing startup that has gained popularity partially thanks to Elon Musk, but also because of the growing demand for tiny homes and a housing affordability crisis with no end in sight.





The company’s flagship product is the Boxabl Casita, a 20-foot by 20-foot accessory dwelling unit that can be delivered directly to a customer’s backyard and ready to occupy in an hour. The unit is fitted out as a studio apartment with a full-size kitchen, bathroom and living room and is expected to sell for $50,000.

The company recently completed a $9.2 million order for the U.S. government and has a waitlist of over 120,000 units. To fulfill the current demand, Boxabl is raising capital from institutional and retail investors to build the world's largest and most advanced housing factory.

Boxabl received a strategic investment from D.R. Horton Inc., who agreed to share resources to help the company scale and placed an order for 100 units. The company is also raising capital on StartEngine through a Regulation A+ offering, which allows non-accredited investors to buy preferred shares with a $1,000 minimum investment.

The current crowdfunding campaign for Boxable on StartEngine has already exceeded $19 million in addition to over $55 million that was previously raised.

What is a Cross Mod Home?

More "Experts" Than Ever in the Modular Construction Industry


There are so many "Experts" in off-site construction today, each armed with the software, app, or disruptive idea that will change how we build housing today, that it's almost impossible not to see, read about or hear one telling you that by giving them tons of money, you can be the new leader in off-site housing.


It reminds me of a dozen blindfolded people trying to describe an elephant. It all depends on where you’re standing and what they touch. They all know it’s big but beyond that there is no point of reference for them to collaborate on.


The person in the front may think he is touching an extra long tail as is the person at the back. Are those tree trunks or legs? And what’s with those long rock-like projections?

You get the picture. We all know something about modular construction but very few know it all. It all depends on your viewpoint.

About four years ago I invited a modular home “expert” to tour a modular factory with me. As he looked at the production line, he asked me when the steel frame gets added to the house. Turns out he had only toured two factories, both were manufactured home plants. I spent the rest of the tour explaining the differences to this off-site housing "expert".

Fast forward to the present and I’ve encountered many more of these housing “experts” that had no idea what true modular manufacturing is all about. These same experts were speaking at events and conferences I was attending before COVID-19 and now on Zoom conferences and video interviews. You have to ask yourself what part of the elephant had they touched before they spoke to their audiences.


The problem with this begins when they speak to a group of investors and developers that are so ready to drink whatever Kool-Aid these experts provide. I know very few speakers that have ever been in the trenches of modular construction. There are so many levels of knowledge and expertise needed and most of them only know their small segment.

One of the first misperceptions is when the developer is told, usually by the expert along with the factory rep, exactly what they want to hear. Modular construction is cheaper by 25%, it’s finished in half the time, it is available whenever the developer wants it; etc. I know, this sounds like the perfect way to build a 5 story apartment building or hotel.

And it could be if it was reality. I know of no modular factory in the world that can shave 25% off the cost of a site-built project. That ship sailed a long time ago. And that part about taking half the time; who’s kidding who here? Yes, you will probably save some time but not by half unless you’re just counting the time from the modules arriving on the job site until the building is ready for occupancy.

And what about the part of getting it when the developer needs it? Let’s look at that. Factories can’t afford to set idle just waiting for the developer to secure permits, financing, tax credits, and code approvals, each of which can extend the lead time for producing the modules in the factory back weeks, months, or even years.

So the modular factory must accept whatever comes in their door ready to begin the process. If a factory produces 15 modules a week and the project is 75 modules, that is five weeks the production line is building nothing but that project.

Suppose that project gets delayed a week before going to the line because of a SNAFU with financing, zoning, etc, can the factory wait for the developer to correct the problem? No, they are a business and building modules are their products and without products, they lose money. Lose enough money and they are forced to close their doors.

People have been asking me lately, why would a modular factory go out of business when there are so many modular projects that need to be built? Now you know part of the answer.

Since there is no national network of independent modular factories that could easily shift the developer’s project to another factory, the project is delayed and the developer is stuck in the void.

So what is modular reality?

It’s the best way for investors, developers and builders to construct everything from hotels, affordable housing projects, single and multi-family homes, ADU’s, tiny houses, workforce housing and just about any other type of building.

But there are limitations and that’s the reality. Listening to those “experts” and planning your project around what they say may not be the best way to go.

Before you even begin talking to any modular factory about building your next project, you should take the time to find a consultant with the working knowledge and expertise of what is modular reality for your project. That reality is not always found by just talking to the factory people.

I recently learned that the engineering department at one modular factory turned down a developer’s project after the developer spent countless hours and many meetings talking about it with the sales and management side of the factory. They couldn’t build what the developer wanted, so he went back to using a site builder for the project.

Little did the developer know that another factory within a hundred miles actually has built similar projects but since they didn’t use any consultant with modular knowledge, they missed the boat.

Here is more reality.

Modular construction can be slightly faster to complete, it can save you money and it will definitely give you a better product over site-building your project. It is also inherently more energy-efficient, greener and sustainable.

The modular factory becomes your partner in identifying problems and offering solutions before anything is even built. You can also visit the production line and watch as your modules are produced. Your groundwork and foundation can be completed at the same time your modules are being produced.

And let’s not forget the people that build the modules for your project. They actually show up every day! They also work in a stable environment and usually work in the same station on the production line where they hone their skills.

It was Winston Churchill that said, “Indeed it has been said that democracy is the worst form of Government except for all those other forms that have been tried from time to time.…”

That is also true for modular construction. It is the worst type of construction except for all those other types that have been tried from time to time.

Can Hemp Be Used in Construction as a Carbon Sink?


I am embarrassed to admit this but until just recently I had no idea what building “net zero” or “carbon-negative” or “climate-positive” or “carbon-neutral” was. I thought I would never use those terms. Today those terms and others are about achieving a balance between the carbon emitted into the atmosphere, and the carbon removed from it.

When I started to learn more about and tried to spread the word, it soon became apparent that most people in the construction weren’t much more aware of the meaning of those terms and why they’re important to us than I was.

So when this article from the Climate Action Lab at Wally Farms, came across my desk about a project diary to build a carbon-negative dwelling, it caught my attention.

Here is the article, written by Kaja Kühl:

In architecture, it is about thinking of building materials as carbon sinks. Hemp is such a sink, because of the high amount of carbon it sequestered while growing. Estimates claim that hemp absorbs 2 metric tons of CO2 per acre, 5–10 times as much as trees because of its fast growth.¹ This CO2 is then stored in the building.

A number of software tools exist at various stages of development and/or use to help architects quantify embodied carbon in all kinds of materials. Few integrate “negative carbon” or carbon storage into their database. We worked with a beta version of the BEAM Estimator by Builders for Climate Action to input materials for envelope and framing.

In its current form — a public beta version — it is a google sheet and pretty simple, which is its biggest strength in my view.











Its ease of use makes it a great tool to quickly look up the difference between two materials and to get a general sense of embodied energy without having to study complex scientific Environmental Product Declarations (EPDs). Too often, we make material decisions based on aesthetics, warranty, functionality and of course — price. A quick look at this database lets you add the embodied carbon impact as a factor for choice.

The BEAM estimator focuses on “cradle to gate” — the material emissions associated with producing a material (A1-A3 in a life cycle analysis).

Here are some of the reasons why:


Product emissions represent between 65–85% of the full life cycle emissions for most building materials, making A1-A3 the biggest source of emissions to address. Product emissions are emitted now. They are emitted into the atmosphere before the building is built. To stay within 1.5 to 2.0˚ warming we need to reduce emissions now. Energy efficiency within the building will only help reduce CO2 in the atmosphere over a long time period. There are meaningful differences in A1-A3 emissions between competing products, making it relevant to pay attention when choosing.²

I can see the need for a more comprehensive and larger database like EC3 if you work on a big project and want to understand the embodied carbon in different concrete mixes for instance or variations of mineral wool but for our tiny scale and the specific intention to use as much natural material as possible, BEAM was perfect. (I also want to mention here again, Pathfinder, an application specific to landscape architecture, just to give more examples of what’s available. I haven’t tested it, but it definitely has the prettiest interface)

Negative Embodied Carbon

So obviously the best part of using the BEAM estimator was inputting our buildings’ dimensions and seeing its embodied carbon value drop below or close to zero.

BEAM does this by subtracting the carbon-storing capacity of a material from the carbon emissions in phase A1-A3 using values from Phyllis 2, a database containing information on the composition of biomass. When the carbon-storing value is higher than the emissions to harvest and process a material, its embodied carbon is negative.

To generate a value for net emissions, BEAM subtracts the carbon sequestered by a material when growing from them A1-A3 emissions as reported in EPDs.

Most notable, it doesn’t do this for timber products, citing that there is too much uncertainty in the accounting currently. This includes uncertainty about the amount of carbon released from soils during logging operations; the amount of carbon returning to the atmosphere from roots, slash and mill waste; the amount of carbon storage capacity lost when a growing tree is harvested; and the lag time for newly planted trees to begin absorbing significant amounts of atmospheric carbon dioxide.


I would add that even with best intentions, trying to secure material in the past two years hasn’t always been easy and so being able to trace every piece of framing material or board of plywood would have been impossible. In our project all timber was assigned a somewhat generic value assuming it meets standards of the American Wood Council.


Comparing Apples to Apples

Having tried to decipher the scientific language of three different EDPs for three different cladding products recently, where each used a different functional unit, I appreciate how the BEAM estimator does the work in translating everything in a way that allows me to compare apples to apples. I don’t see how paying attention to embodied energy can become mainstream in design and construction if it wasn’t for this ease of use.

The project input on which calculations are based is perhaps too simple for a small project like ours. With 13 inch thick walls, there is a difference between the amount of material on the interior of that wall vs the exterior. This isn’t a significant difference in most cases, but in a small project like ours, we decided to measure the wall area for hempcrete at the center of the hempcrete, but use the exterior dimensions for the wood fiber boards and the siding. Other than that, you can assign different percentages in the spreadsheet. We did this for instance to differentiate between wood floor and tiled floor.

Another thing to keep in mind is that it is an estimator. It’s not a perfect or super-accurate tool to calculate your exact carbon footprint. Instead, it is best at translating highly technical Environmental Product Declarations (EPDs) into one format and in one place.

And while you may not end up with an exact number for your design’s carbon footprint, it is great to assist in material choices and see the difference between cellulose and spray foam insulation for instance.

Apart from being really pleased with the look of the windows, we were surprised to find that European windows on average have a lower embodied energy. Would love to know why, but as mentioned above, the source of energy for processing will increasingly make that difference. And as I will write about in the next episode, the difference even holds true for transportation emissions.


That said, I wish BEAM could incorporate better referencing of the sources for the data. While the simplicity is great, sometimes it would be informative to where the difference in embodied carbon comes from.


Using the three EDPs of cladding material again as an example, one thing that became very apparent was that the global warming potential (GWP) of different materials was in part dependent on the source of energy used to process the material.


Even when sustainably harvested, it makes a big difference if your lumber mill is powered by renewable energy or a coal-fired power plant. Most people immediately think about transportation emissions associated with where things are coming from, but increasingly, the bigger difference will be in sources for energy generation.


Soooo…. Here is what we found

Both homes’ embodied energy is about 500kg of CO2 equivalent, approximately the equivalent of using 56 gallons of gasoline.

The concrete foundation, while not big, was really hard to make up for in both micro homes. This again is a question of scale. We would have not used a lot more concrete for a three-story house, but would have installed a lot more biogenic material to balance the high emissions of the concrete.

Hempcrete

The hempcrete did not disappoint, storing the greatest amount of carbon in both structures. Cellulose is also impressive without the additional health benefits that hempcrete provides. Ultimately, paying closer attention to embodied energy, be it through using more bio-based materials or materials processed with renewable energy is critical to reduce emissions in the critical short term setting buildings on a path to reducing emissions in their design and construction.
